This utility allows you to adjust values of properties
using graphic tools and relevant statistical measures,
improving both the accuracy and defensibility of your
valuations.
Identifying what elements of a parcel affect its appraised
value is one of many challenges in mass appraisal.
If ratio studies show that property values should be
raised by 12%, should you make that change to the improvement
value, the land value or overall value? CAMASRA uses
proven statistical measures that will demonstrate to
the appraiser the effect of raising each of these appraisal
elements. You can graphically view the result of including
or excluding basic building features like the number
of bedrooms, baths, or square footage as well as extra
features like pools, fireplaces, etc. Neighborhood
and other external factors can also be considered.
Perhaps changing the value of the land alone produces
the best median ratio, coefficient of dispersion, and
price related differential. In any case, you can determine
the factors that best represent the appraisals in your
system.
